About

Strata Residential LLP (The Strata Fund or 'Strata') is a business that specialises in providing mezzanine finance to developers with track record in the South of the UK. Strata was founded by evolve Fund Services Ltd (‘evolve’) and Davon Ltd ('Davon'), two businesses that specialise in the property sector in the UK. It is registered in England under limited liability partnership number OC325510 with the registered office at 36 Grosvenor Gardens, London SW1W 0EB, the offices of evolve.

Strata was formed with investment from private investors. These investors were attracted not only by the potential income and capital growth returns, but also a spread of risk between a number of developments in the South of the UK and a professionally managed business.

evolve manages c£150m of property assets. It focuses on real estate investments or real estate asset backed business opportunities that in its view are likely to deliver attractive performance, without the volatility of some other asset classes.

Davon is a specialist finance adviser that arranges funding for property projects, with an emphasis on residential schemes in the south of the UK. Davon is the Funding Adviser for Strata.

The key to the business plan is lending mezzanine finance to experienced developers with track record and proposed developments that themselves need to satisfy a wide number of criteria.

Key benefits for developers include:

  • A substantial increase in developers rate of return with mezzanine funding against the traditional debt only structure;
  • A professionally structured and well funded organisation with a responsive approach to the provision of mezzanine finance to residential developers;
  • An increase in the number of developments that can be undertaken as the use of mezzanine allows the developers capital to be split amongst a number of schemes;
  • A freeing up of existing capital to allow it to be used for early stage funding (planning, options, conditional contracts, etc. which are difficult to fund with third parties);
  •  The cost of funds is known from the outset as opposed to contentious profit share arrangements; and
  • An ability to take on larger schemes than would otherwise be possible.

Strata was launched in April 2007. In the period to the end of December 2010 it provided finance for 21 schemes, with a total gross development value of circa £88m and average an average loan size of circa £600,000.
